Replying to Powder Haven - Powder Mountain

I was just looking at a few ski resorts in the US and I saw Powder Mountain. I was looking at the trail map to sus out the layout and runs and I saw a few lifts were restricted to only allow residents. I did some more research and it appears it is a "600 family private ski community".

Wtf is going on here?? From a "unique land art park" to "state-of-the-art wellness center", is this resort becoming a retirement village for the rich or something?
