CaseyWe bought a waterfront parcel that is unbuildable. Well it’s currently unbuildable if I were able to negotiate some easements with the adjacent property owners to run water and sewer and power we could build a house on it. For now we just have an off grid tiny home and it is working great. For boat access and general hanging out on the beach.

SavageBiffOP before you buy anything familiarize yourself with all local codes, and laws. As above, make sure the land can pass a perk test and can absorb the sewage unless water hookups are available, you could end up with a $20k sand trap being necessary.
Your gonna wanna know town regulations, ordinance, easements , deeds and liens on any property as well as accessibility to resources.
Finally, Vermont is dope, and idk where u live or goals/intentions for land, and our west coast members will hate this but land in wyoming averages 1000/acre, got mine at about 250 per, whereas Vermont’s closer to $4k+ And Vermont don’t have views like so….
