Do you mainly do SFH? I was under contract three different times, twice for duplexes and once for a triplex. All three had inspections that revealed too much and the buyers weren't budging cause the market was hot ( Boise in 2017 -2018). I've continued to stay up to date on REI think it's a great avenue with the right skills. Are you still active even though most places have high inventory right / sliding prices now?
Dylan_I only flip SFH. I buy and hold multifamilies (never sfh). Keep going man. Takes 10 deals to land 1. Check out biggerpockets.com if you’re interested in real estate. I prefer buy and holds though and have been able to scale quite a bit since the start. Never buy a single family for your first home. I am constantly buying. Most of my deals have been off market deals and I have an agent that sends me anything before she lists it. My market isn’t a market like Denver or California. My market has always been stable and believe will be stable. I invest in a small city in New York of about 20k people it’s a great niche. We saw quite a bit of inflated prices around here and they got bought. I held out for a few months though. Prices are dropping slowly but not much inventory here on the MLS.

Flipping SFH and holding multifamilys sounds like the way to do it. I recently moved to a wealthy resort town which has it's own unique REI landscape. Which is the really interesting part about the whole industry; each market is so localized and different.
I remember your ns icon as being a dude from the 518. I grew up in BHBL and I'll check Schenectady / Glens Falls/ Troy / Toga listings every now and then, seems like a great place to get cash flow, and there's plenty of SFH with opportunity to value add. Awesome to hear you're getting after it, thanks for the encouragement.
