Best Way To Search For Houses For 2013 School Year - Boulder

Hey NS,

3 friends and I are planning on getting a house for next year (preferably on the hill). We know we have to start looking now and we don't really know where to start. How did all of you start looking for houses/ who did you go to to find a good deal? Also, is there anyone out there with a house that they are planning on not leasing through the next year? If so, let me know.

good deal? on the hill? good luck. i would recommend you start networking with kids who live there, i know all my friends who live on the hill either pay through the nose, or knew the kids that lived there the year before.

I'd personally say don't worry about next year yet. All the properties that rent this early in the year are waaay more expensive than those that go up for rent later. For the 5 houses we rented in Boulder we started looking early spring at the earliest, two of the houses we found in July and moved in Aug 1st.

Craigslist is the best place to look, start looking now and you'll be able to get an idea what you are looking at pricewise. And, obviously the Hill is hella expensive.

It makes no difference if you know people who have lived their before - 'knowing people' doesn't matter, it just falsely secures yourself to believing $900 a month is a steal! There's nothing wrong with renting a place on the hill, just know it'll be expensive, it'll probably be a shithole, and it'll be a great time. There is no dipping real estate people, regardless if you knew the people that lived there before.

disagree. i know two households right across the street from each other where the previous tennets put in a good word for the kids who ended up moving in.

Sunnyside Property Management is pretty good to deal with.
BPM sucks.
The guy who owns Personalized Management Services is a dick, but a decent company.

There are so many property management companies and if you start looking by January it will not be hard at all to find a place on the hill.

they also care about hassle, if someone brought a renter to me that met my criteria and I didn't have to list it and show it, I'd probably rent to them. Real talk, from a "real estate".
